January Report 2017

Dear Owners,

Problems with the handover to the new administration company continued well into January as the old administrator failed to meet the agreed deadline of 31st December. Minutes of the AGM had not been finalised which meant we were unable to make changes at the community’s bank or really get to grips with anything without the relevant information. Documents were finally handed over in the middle of the month but the problems were far from over. The Minutes of our AGMs from previous years had not been recorded correctly and that had to be sorted before we could proceed with anything. It has taken until the end of January to get the paperwork sorted at the bank and to be able to pay people. It has all been very frustrating but Gerardo, our new administrator, has kept his composure although I think he must be wondering what he has let himself in for! Hopefully things will only get better from here on. Our old administrator still does need to provide us with some information and explanations which are proving difficult to obtain.

The Committee met on the 9th January and Rob from 603 and Ian Leader (312) joined us. The community store room in block 4 has finally been cleared and is available if any owner would like to rent it at 50 euros per month. Pipes which take water out of the garage in block 4 have been widened which will hopefully improve the situation further. A large crack to the bottom left hand side of block 5 has now been repaired together with the cracks to the wall outside of the TV room. They still need to be repainted but we haven’t been able to buy paint because we couldn’t access the bank account! These walls have been bad for some time.

We did have an emergency situation with blocked pipes in block 9. The pipes were blocked simply by what has been flushed down the toilets including babies nappies which is, of course, annoying that people would do that.

We are beginning to look at various areas of expenditure and hope to be able to make some considerable savings over the coming months.

The installation of fibre optic continues with approximately 50 apartments having been upgraded to date. Our aim is to complete the installations by the end of March. If you still need to arrange your installation call 951 001 100 to arrange an appointment. Gerardo and I met recently with Voz Plus and Juan Luis advised us that anyone who experiences problems after their installation should call Voz Plus on 951 250 900.
