No major dramas to report through February thankfully. More heavy rain did cause another problem with water entering the lift shaft in block 6. We asked Jorge to look at the problem and he has had discussions with Schindler as to how we might prevent this happening again. The insurance company will pay for the repairs again this time but they have said they will not continue to do so as it has happened twice already this year and the repair work comes to several thousand euros, so we need to find a solution to try and stop it happening.
Owners who pay their community fees from UK bank accounts need to be aware that they may be subject to additional bank charges because of new regulations following Brexit. This could mean that the amount the community receives is less than usual. If you are one of those owners please check and, if necessary, adjust your payments so the community receives the correct amount due.
Financially things are still on a knife edge and any major unbudgeted costs that could arise will cause a major problem. We have, however, managed to have all the benches around the community renovated. They have all been repaired, where necessary, and all the old paint stripped off and the benches stained. This will hopefully mean they survive the sunshine for much longer and will just need re-oiling each year.
Two community store rooms have become available if anyone is interested in renting them at 50 euros per month per store room. They are located in block 4 and block 7.

Afortunadamente no ha habido grandes problemas reseñables en febrero. Otro aguacero ha producido que se inundara el ascensor del bloque 6. Hemos pedido a Jorge que eche un vistazo al problema y ha discutido con Schindler acerca de cómo prevenir que esto no ocurra de nuevo. La compañía de seguros pagará de nuevo pero ya ha advertido que no volverá a hacerlo al haber ocurrido en dos ocasiones este año y haber sido reparaciones de varios miles de euros, por lo que debemos encontrar una solución a este problema.
Los propietarios que pagan sus cuotas comunitarias desde cuentas de bancos ingleses deben tener en cuenta que podrían tener que pagar costes adicionales debido al Brexit. Esto podría ocasionar que las cuotas que la comunidad reciba sean menores de lo normal. Si usted es uno de esos propietarios, por favor compruébelo y en caso necesario ajuste el pago para que sea la cantidad debida.
Financieramente seguimos en una situación complicada y cualquier gasto inesperado que pudiera surgir causaría un gran problema. Sin embargo, se han reparado todos los bancos de la comunidad, con lo que a partir de ahora soportarán mejor las condiciones climáticas y solo deberán ser barnizados anualmente.
Han quedado disponibles dos trasteros para alquilar en los bloques 4 y 7, al precio de 50€ mensuales.
