The mixed weather during December gave us some problems particularly the strong winds which damaged some roof tiles. Repairs were carried out to the fountain, the floor in block 2 and the garage door in block 9. Revisions and upgrades were carried out to the fire extinguishers around the community and from the 1st January we have a new lift maintenance company – Embarba. Gerardo negotiated a very good deal with Embarba which gives us a reduced maintenance rate and 3 free months this year and in 2023. They will also be taking over responsibility for the lift telephones which means we won’t be paying Voz Plus for that service as we have been doing.
There are several maintenance works waiting to be done, once the weather is more stable, including repairs to children’s pools 2 and 3 and the adult pool 1. We have to install new equipment relating to our domestic water supply which will cost around 2,000 euros. We are also waiting for the maintenance company to install some wire mesh across the bottom of the entrance gates in various blocks to try to discourage cats from getting in as they are causing problems by messing inside the blocks. So things are busy and there’s a lot of works in the pipeline including items that were agreed at the AGM in November.

El desapacible tiempo durante diciembre debido al viento dañó algunas tejas. Se llevaron a cabo reparaciones en la fuente, el suelo del bloque 2 y la puerta del garaje del bloque 9. Se llevaron a cabo revisiones y actualizaciones de los extintores de la comunidad y desde el 1 de enero tenemos una nueva compañía de mantenimiento de ascensores, Embarba. Gerardo negoció una buena oferta con menores precios de mantenimiento y 3 meses gratis este año y el 2023. También se encargarán de los teléfonos de los ascensores, algo por lo que anteriormente pagábamos a Vozplus.
Hay varios trabajos de mantenimiento que se tienen que llevar a cabo, una vez que mejore el tiempo: reparaciones de las piscinas infantiles 2 y 3, piscina de adultos 1 e instalar nuevo equipamiento de suministro de agua que costará alrededor de 2.000€. También estamos esperando que la compañía de mantenimiento instale rejillas en la base de las puertas de los bloques para evitar que entren los gatos que ensucian el interior. Hay mucho trabajo y también reparaciones de tuberías incluyendo apartados que acordamos el la última reunión de propietarios.
