Can anyone advise where I can purchase a new aluminium rainwater diverter. It’s the small slightly bent piece of metal glued (silicon by looks of it) on the rainwater outlet above my balcony. It looks like we have lost ours (or the one above) in the wind ? We now being soaked by the outlet above our balcony. Looked on the grass below, cannot find it. Leroy Merlin didn’t have any, I’m not sure I described it very well TBH.

These metal spouts were made and installed by two previous owners many years ago so can’t be bought anywhere. The community maintenance company should be able to make one – ask the duty concierge to speak to Jorge.

On a similar subject, who is responsible for the rain guttering around our property? ie: leaks, cleaning etc. When raining, we have a few leaks from the guttering around our balcony but more importantly, when we had heavy rain a few months ago, it overwhelmed the guttering above our wrought iron gate due to debris and plants growing in the guttering. I was an astonishing amount of water pouring down into the shaft of all the floors to the patio below on the ground floor. I couldn’t get out the wrought iron gate of our apartment balcony.

If the guttering is on your private property it is your responsibility. If it is in a community area it is the community’s responsibility.

Hi Patti and thank you for your reply. Would I be wrong in thinking therefore that any roof or guttering repairs that effect all of our block are not the responsibility of the community? I can understand the guttering around my balcony may be my responsibility, although it is a common roof for the whole of the block, but surely the stairwell void guttering would be covered by the community?
Hello! OUTSIDE our entrance door the ceramic floor tiles are bulging. From water under, I think. This is the communitys responsibility as far as I have understood. We are in Norway now, but will come there on the 28th this month. What can I do now??? Best regards from Karl-Erik Sorensen, apt 706.

Hello from apt 706. Under our «block» (outside) there is a room with sunbeds – AND quite much garbage. It is also quite dirty there. Who is responsible to clean and throw away things that never more will be used?? Karl-Erik Sørensen
