August report 2017

Dear Owners,

August,
despite being hot, humid and busy, passed by without any major problems. The new area for the collection of the garden
waste has now been completed and the skip removed from the parking bay on the
left as you enter Phase 1. Carlos (2)
returned for an additional week to finish pruning the perimeter hedges.

The entrance
to Phase 1 was painted and one arm of the main gate, which had been leaking
oil, was repaired rather than being replaced as was originally suggested. Jorge, our maintenance man, does a fantastic
job keeping on top of maintenance issues that constantly arise.

The three
children’s pools have now been completely enclosed. The reason for this, and I don’t know why it
wasn’t done when the major pool works were carried out, was because, every
summer the issue of whether or not we are required to have a lifeguard
obviously arose again. After taking
professional advice, myself, Gerardo and the Governing Board decided that the
work would be done to answer the question once and for all. The criteria for having a lifeguard or not
comes down to the surface area of the pools and the fact that if the small
pools are not separate their surface area has to be added to that of the large
pools which would then mean we would need not one but three lifeguards for July
and August which is very costly. By
enclosing the small pools we don’t need lifeguards so we incurred a one off
cost rather than an annual cost. Whilst
works of this nature are usually avoided in August we decided we were not
prepared to risk an inspection and so the work was carried out with minor
disruption to owners and holidaymakers. So, for now, everything regarding the
pools is in order unless the law changes which, of course, is always possible
but our pool maintenance company will advise us of any updates. During August the pool company attended every
morning, six days a week, and despite the heavy use of the pools, kept them in
excellent condition.

During
September Gerardo and I will be looking at our costs this year and preparing a
budget forecast for next year. Once our
community year ends on 30th September the accounts will be prepared
for the AGM and, time permitting, will be distributed prior to the AGM on 17th
November.
